Applicant Qualifying Criteria and Requirements
RENTAL APPLICATION: A rental application must be completed, signed, and submitted for each adult over 18. The rental application(s) will be reviewed when submitted to ensure all information is complete to determine your eligibility.
IDENTIFICATION: Valid picture Driver’s License or State ID and SSN are required. Other accepted forms of ID are Passport, Visa, Military ID, Permanent Resident Card, Consular ID, ITIN, etc.
RENTAL HISTORY: Applicant (s) must have current verifiable forms of on-time rental payment history or mortgage. Verifiable forms are but not limited to verifications provided by your most recent landlord or mortgage company, documentation of the past 6 months of on-time rent payments from the most recent landlord or bank transactions reflecting 6 months of payment history to the most recent landlord, and/or the final account statement showing a zero balance from your most recent landlord. No more than three late payments in a 12-month period will be accepted. Any lease violations related to crime, damage, disturbance, or non-rent breach of the lease will not be accepted. If the applicant(s) owe a balance larger than $1000 to a current/previous landlord, the applicant(s) will be denied. You may be required to pay an additional deposit/administration fee that could be up to a full month rent and/or a risk fee based on results. First-time renters may qualify with a regular deposit/administration fee and an additional deposit equal to one month’s rent or fee.
INCOME: Must be verifiable. Total monthly household gross income must be at least 3 times total gross monthly rent. Proof of income is required for all applicants who may include but are not limited to pay stubs, bank deposit statements reflecting 12 months of deposits, or a written offer letter from a verifiable employer.
EMPLOYMENT: Present Employment will be verified for a length of employment and salary. The applicant must be employed for at least 12 months of consecutive verifiable employment. If employed less than 12 months with current employer, we may also verify prior employment. Written verification from the employer is required. Any gaps in employment must have a valid explanation. If the employment verification form is not obtained, the applicant must provide valid proof of income as stated but not limited to above under income.
CO-SIGNER: Co-signer must qualify under all the same requirements as the applicant and adhere to all qualifying guidelines. The co-signer’s income must be 5 times the rent.
CREDIT AND CRIMINAL BACKGROUND CHECK: A credit report and a background search will be processed through REEP LLC or its agents.
CRITERIA FOR OCCUPANTS: All others 18 years old and up need to apply for lessee status and fill out an application.
OCCUPANCY STANDARDS: If the applicant(s) plus any additional occupants will occupy the dwelling, the occupancy count must be appropriate for the apartment's size. Maximum occupants are 3 in a 1 bedroom, 5 in a two-bedroom, and 7 in a three-bedroom apartment home.
Applicants may be denied for the following reasons:
- Falsification of the application by the applicant (s)
- Incomplete application by the applicant (s)
- Insufficient income or failure to provide acceptable proof of income
- Poor credit history of any applicant (credit report)
Any applicant's poor rental history (rental verification is obtained) such as, but not limited to, non-Payment of rent or frequent late payments.
- Lease violations such as but not limited to poor housekeeping, unruly or destructive behavior by the applicant and/or applicants’ guest; violence to a person or property by the applicant(s), etc.
- More than 1 eviction or broken leases in the past 24 months, regardless of if paid in full. Must have 12 months positive rental history since.
- Applicants with certain offenses, regardless of the status is active, probation, parole, adjudication withheld, and/or deferred adjudication
Credit History: REEP Management LLC and its agents reserve the right to reject the application of any individual with 100% negative credit, any unpaid rental housing debt of more than $1000, any eviction in a 24-month period, and more than 3 rental or mortgage late payments in a 12-month period. Foreclosures must be more than 5 years old; bankruptcy must be more than 2 years old. Medical collections are not counted against the applicant.
Animals: Pets are welcomed in this community. We allow a maximum of 2 pets per apartment, each with a $400 non-refundable fee. Pet rent is $15 monthly per pet. The animal(s) full-grown must weigh no more than 75 pounds each. Restricted breeds include American Pit bulls, Rottweilers, Akitas, Cane Corsos, Presa Canarios, Bull Mastiffs, Staffordshire Terriers, Dobermans, German Shepherds, Boxers, Malamutes, Huskies, Dalmatians, Chow Chows, Fila Brasileiros, Wolf hybrids. Management has the right to meet and approve the animal before executing an Animal Addendum. The Prohibited Animal List, pet deposits, and fees do not apply to households with a service/assistance animal. Verification may be required for a deposit/fee waiver and require an accommodation request form to be completed.
Criminal History: REEP Management LLC and its agents reserve the right to reject the application of any individual who had received deferred adjudication or conviction of a misdemeanor or a felony offense. Examples of these offenses include, but are not limited to, the following:
All applications will be screened; the applicant may be required to pay a non-refundable risk fee equal to an additional administration fee of up to one month’s rent based on credit screening.
Only certified funds will be accepted for all: Application, Holding/Admin fees, Deposit, or Rental Monies for First Month’s Rent.
NO CASH WILL BE ACCEPTED AT ANYTIME.
I ACKNOWLEDGE THAT I HAD THE OPPORTUNITY TO REVIEW THE COMMUNITY RENTAL SELECTION CRITERIA, WHICH INCLUDES REASON WHY MY APPLICATION MAY BE DENIED, SUCH AS CRIMINAL HISTORY, CREDIT HISTORY, CURRENT INCOME, AND RENTAL HISTORY, I UNDERSTAND THAT IF I DO NOT MEET THE COMMUNITY SELECTION CRITERIA OR IF I FAIL TO ANSWER ANY QUESTION OR GIVE ANY FALSE INFORMATION THE COMMUNITY MAY REJECT THE APPLICATION, RETAIN ALL APPLICATION FEES, ADMINISTRATION FEES, AND DEPOSITS AS LIQUID DAMAGE FOR ITS TIME AND EXPENSE. I HEREBY AUTHORIZE ANY EMPLOYER, LAW ENFORCEMENT AGENCY, FEDERAL, STATE, COUNTY OR CITY AGENCY, CONSUMER AGENCY, OR INSTITUTION TO RELEASE INFORMATION TO REEP MANAGEMENT LLC AND/OR ITS AGENTS. I VOLUNTARILY WAIVE ALL RIGHTS OF RECOURSE AND RELEASE ALL THE ABOVE OF LIABILITY FOR COMPLIANCE WITH THIS AUTHORIZATION. I UNDERSTAND THAT SHOULD I LEASE AN APARTMENT, REEP MANAGEMENT LLC AND ITS AGENTS SHALL HAVE CONTINUING RIGHT TO REVIEW MY CREDIT AND BACKGROUND INFORMATION, PAYMENT HISTORY, AND OCCUPANCY HISTORY FOR ACCOUNT REVIEW PURPOSES AND FOR IMPROVING APPLICATION METHODS.
